- No commissions: We deal directly with sellers without
the involvement of agents, thus saving you on average 7% of the selling
price of your home.
- No repairs: All properties are purchased in as-is condition.
You don’t have to do anything to the property prior to selling it.
Also, unlike listing it with a realtor, you won’t have to provide
a clear termite letter, a seller’s disclosure form, or a survey.
- No closing costs: Why should you pay for a buyer’s
closing costs? Usually it is equal to 3% of the purchase price. For a
$200K house, this is $6,000. With TORO, we pay 100% of your closing costs,
including your Georgia transfer taxes.
- No “creative financing”: Many investors will want to buy your house “subject to” the existing loan by assuming your loan, taking over your payments, or asking you put the house in a trust. By doing this, they become the legal owner of the house but you remain liable for the loan. TORO does not buy this way. We pay cash for all our transactions. At the closing table, you get your money and we get the keys; it is that simple.
